Telegraph Road formerly Commercially zoned land, "C-8". The property consists of 3-lots with combined square footage of 31,985 square feet (0.73 Acres). Highly visible corner lot located at the intersection of Telegraph Road and Whitshire Drive, over 110 feet of frontage on Telegraph Road, and easy access via a recorded easement with American Cleaners (Book 8771, Page 527). In December 2006, St. Louis County Council approved an ordinance changing the zoning to “C-8” for a 5400 square foot rectangle building to be constructed on the property (Ordinance No. 23,134, 2007). The site is relatively level with an only 14-foot slope from the south end to the east end of the property. The "C-8" Planned Commercial District zoning allows all uses permitted in the "C-2" shopping District except that no advertising signs or telecommunications towers are allowed. Approved uses in a "C-2" district include most retail, office, and restaurants except fast food restaurants with drive-thru or are the only use in the building. This site would be an excellent location for numerous businesses, including banks/financial services, medical, retail, and more. With a conditional use, permit buildings can not exceed 2-stories or forty (40) feet in height, and ATMs are also permitted.
